The Rincon City Council has taken a unique step to help out the homebuilding industry.

Council members have agreed to defer general building fees for 12 months. The fees include electrical, mechanical and plumbing fees for single-family construction. Also included are the water and sewer tap fees.

“In light of our current economic situation in real estate and construction, this is one way we can hopefully take a little bit of the pressure off the folks out there trying to make a living,” Mayor Ken Lee said.

The fees add up to $1,750 for a single-family residence, said city building and zoning director LaMeisha Hunter. The building fees are approximately $800, the water tap fee is $750 and the sewer tap fee is $200.

“We still have to assess water and sewer impact fees and the capital cost recovery fees,” she said.

Builders also will be charged the water deposit.

The deferred fees must be paid when the builder or owner is issued the certificate of occupancy. The fees must be paid before anyone is allowed to move in, Hunter said.

The city issued 121 building permits in 2008, 84 of which were single-family residential permits. In 2007, Rincon issued 471 permits, 81 of them single-family residential. Single-family building permits more than doubled from 2004 to 2005, rising from 108 to 248. The city issued 156 single-family housing permits in 2006.

Also, city council members tapped Paul Wendelken to serve as mayor pro tem.
